Why We Don't Price by the Square Foot

If you've gotten quotes for flooring before, you're probably used to seeing a single number: dollars per square foot. That works fine for carpet, tile, and hardwood. Those products are manufactured in controlled environments and installed over the existing substrate. The slab underneath isn't part of the finished product, so a general per-square-foot number is a reasonable shortcut. 

For concrete coatings and polished concrete, it doesn't work that way.

Your slab is the finished product. Its age, moisture content, density, prior coatings, cracking, and exposure all directly determine what installation method will actually hold up. This means a flat square-foot price is a guess, not an estimate. 

When other companies in our industry lean on square-foot pricing, they're using the law of averages to run their business. This shows us they haven't built the systems to bid accurately every time. The real cost shows up later: when a job was underbid, installers start cutting corners to protect their margin, and the client ends up with a floor that fails early.

For some projects, we'll even request photos before ever sending someone out, so our estimator arrives already prepared to have a real consultation instead of a first-look scramble.

From there, our estimators test the concrete itself checking density and moisture content on site. This data determines which system, primer, and installation approach will actually perform. We account for the equipment required (our grinders alone run 1,000 lbs), the slab's exposure to the elements, and how we'll contain dust and fumes from the rest of a facility or home during installation. All of that gets drawn out and priced into the project before we ever hand you a number, rather than assumed away.
